Failure Investigation / Leak Investigation
A roofing
or waterproofing system investigation is performed during or after
roof installation and is completed to identify the cause
of the problem. The results of the investigation describe the contributing
and underlying factors behind the poor performance of the membrane
assembly. The information gathered during an investigation enables
Honza Group personnel to determine the most effective course of
action. There are three basic reasons for conducting these failure
investigations, which ascertain and fully document the underlying
causes of the problems.
In the first situation the building owner
or manager has received conflicting information from contractors
and manufacturers regarding
the cause of the problem. Honza Group as an independent party examines
the existing conditions and sorts through the information to obtain
the actual cause (5).
Another reason for an investigation involves
a problem without a known cause. This is the most difficult and
comprehensive type of investigation
because everything is suspect until the cause is determined. Honza
Group personnel have the expertise to systematically develop the
information to identify the cause or causes of the problem.
The third reason for an investigation can occur when there is a
known loss from a sudden or catastrophic event such as wind, hail,
fire,
etc. Honza Group personnel works with owners, insurance companies,
or contractors to verify the nature, cause and extent of any damage.
Possible underlying contributing factors such as substandard design,
worksmanship or materials are also determined.
Survey and Evaluation
Honza Group has the knowledge
of the multitude of roofing systems and the experience in
dealing with them to effectively evaluate the
membrane’s condition. A survey and evaluation is an
appraisal of the membrane condition and adjoining surfaces
that can impact
the membrane performance, which provides the owner with
the information needed to effectively maintain their roofing
and
waterproofing assemblies.
A survey and evaluation of a roofing and/or waterproofing system
is beneficial in identifying;
- adjacent surfaces that impact the
water tightness of the membrane
- membrane components and conditions
- membrane system of attachment
- causes of water entry
- maintenance or repair items
As an independent organization, Honza Group can provide an
unbiased recommendation for repairs or replacement.
After the survey is completed,
Honza Group prepares a comprehensive report for the client. The
report includes an analysis of membrane
conditions, recommended maintenance, repairs or replacement. Probable
costs or construction estimates can also be provided, if requested.
Infrared or Electronic Field Vector Mapping (EFVM) can be completed
to generate additional, non-destructive test results. This testing
would be useful when considering a roof-over versus a tear-off and
replacement.
Preventative Maintenance Programs
Establishing a
preventative maintenance program can extend the service life of all
your roofing and waterproofing applications, reducing
big-ticket expenditures in limited maintenance budgets.
Creating a preventative maintenance program begins with survey
and evaluation reports followed with more extensive inventorying
of
assets, prioritizing actions and implementing the program.
System Design
Roofing and waterproofing are an integral
part of building structures. Whether roofing or waterproofing has
failed prematurely
or it has
simply reached the end of its serviceable life, this failure results
in; damage to the structure, inconvenience and disruption of occupants
and damage to building contents.

building owners in developing repair or reroofing designs
to fit the needs
of a particular building, The four fundamental factors to
consider and address in a roof system design are: (1) proper
selection
of materials, (2) detailing of the project, (3) application
specifications, and
(4) prequalification of contractors. Honza Group provides
independent unbiased information to assist architects and
building owners
in
selecting the best system for their needs.
Honza Group provides thorough on-site
verification of existing conditions. The buildings history is
researched by visually examining the building’s
interior and exterior, reviewing the original building drawings,
and interviewing key building personnel. Core cuts are taken at
numerous
locations to verify conditions. This information provides the
necessary information to more accurately design the project with
minimized changes
during construction.
With information developed from the discovery
and verification phase, the roofing/waterproofing options are developed
and presented to the
client. Roof system evaluations consist of a listing of advantages
and disadvantages given site conditions, initial costs and expected
serviceable life.

capable of constructing the membrane assembly specified. Thorough
construction documents, typically reviewed with contractors
at a pre-bid meeting, provides the owner with more competitive
bidding.
As a follow-up
to the design service, clients are encouraged to have some form
of site compliance inspections performed during construction.
Construction Inspection
Promoting good worksmanship
techniques and acting as the owner’s
eyes on the site, Honza Group significantly improves the quality
and performance of the finished product by verifying compliance
with specifications.
Inspection may be full-time or periodic
depending on the complexity of the project and available funding.
The inspector acts as an independent,
objective set of eyes on the project. Photographs are taken
and a report is prepared. If desired, these inspection services
can
be expanded into construction and administrative services.
